The clifftop premium. Kingsgate Castle, Botany Bay, severe wind exposure. Concrete posts 750mm below ground and gravel boards are not optional here, they are the answer.

Kingsgate sits on the clifftop north-east of Broadstairs proper. The 18th-century Kingsgate Castle folly, the chalk arch below, the sweep of Botany Bay to the north. Serious wind country. Prevailing south-westerlies come off the North Sea unimpeded, and a winter easterly gale can put a 6ft closeboard fence flat if the posts are not up to it.

The fence spec for Kingsgate is not the same as inland Broadstairs. Concrete posts, 100mm x 100mm section, minimum 750mm below ground, mixed concrete (not postcrete) around the base for extra bearing. Gravel boards standard. Closeboard rather than panel on any exposed run: closeboard flexes and stays put where a 6x6 panel gets ripped out. On the very worst-exposed corners we sometimes drop the height to 5ft or 5ft 6in rather than the standard 6ft to cut the sail load.

The Kingsgate property mix is larger detached houses on generous plots, plus some newer estate stock on Kingsgate Avenue. Boundary runs are longer than the town-centre norm: 20 to 40 metres is typical. Driveway gate posts need to be sized up for the wind loading: a 4m double-leaf gate on a clifftop driveway is a serious sail and the posts get a heavier footing than we would use in St Peter's.
