All servicesWhy local matters
The Thanet ground is chalk. Thin topsoil, 200 to 400mm down, then solid chalk for as far as the auger goes. That is good news once you know it: a properly augered post-hole in chalk gives you an excellent bearing surface for the concrete, and you get a stiffer set than the wetter clay ground further inland. The trick is going deep enough through the topsoil layer so that the concrete is bearing on chalk, not on the soft.
The clifftop belt at Kingsgate and North Foreland gets serious wind. A closeboard fence acts as a sail. The only sensible answer up there is concrete posts, 600 to 750mm below ground, with gravel boards and rebated top rails. Timber posts on the clifftop last about half as long. Same story for gate posts if the gate faces the prevailing south-westerly.
Salt-air corrosion is the other Broadstairs factor. Zinc-plated hardware rusts through in three years within sight of the sea. Hot-dip galvanised or stainless is the standard for hinges, latches and coach bolts on any run within about half a mile of the coast.
Holiday-let landlords
Broadstairs runs on the holiday-let economy. Guests turn over every weekend and you cannot always be on site. No landlord visit required.

Quieter than Viking Bay, adjacent to Louisa Bay. Larger detached and semi-detached stock with rear-garden fencing runs. Mixed rear closeboard and lower front picket the usual pattern.
